INITIAL HOME VALUATION

An orH associate will tour your home and get an idea of what price your home will sell for. Before we step in the door our team will be doing their homework. We will be able to give you proper pricing on the first meeting!
PROFESSIONAL PHOTOGRAPHY
As soon as you are ready!
After meeting with an orH representative, reviewing homes facts & valuation, an appointment with the photographer is scheduled.
We recommend our Sellers review the "Staging Secrets" &
"How to Prepare for Showings" guides included in the listing package.
SIGN/LOCK BOX INSTALLATION
During photo appointment
A property specific showing binder will be dropped off, along with front yard sign, directional signs & lock box. Open house signs with day/time will be put out 4-7 days prior to event.

About 24-48 hours after photography
Once orH has the photos, lockbox and sign installed, the pre-marketing begins! This marketing is customized to your home specifically and includes exposure on over 1000 real estate websites, targeted buyer ads, sponsored social media boosts and any other marketing found appropriate to capture the qualified buyers attention. Your property will be tracked closely during this time, and immediate adjustments can be made before the listing is LIVE on the MLS. This first week is crucial, and if priced right, your home will
sell above asking!
LISTING GOES LIVE ON THE MLS
About 48 hours after photography
MLS is the multiple listing system real estate agents use to make other agents aware your property is for sale. This is the step your traditional
4-6% real estate agents start. It is important to have your listing on the MLS, as many buyers can not rely on looking on their own. However, if your home is marketed right, it will not need to be placed on the MLS to find a buyer.
